The Board of Directors will hold a regular meeting Wednesday, November 23, 2016, at the Village of Round Lake Public Works and Policy Facility, 751 W. Townline Road, Round Lake, IL 60073. The meeting begins at 7:00 p.m. with a public forum at which homeowners have a chance to address the board. After the forum, the board will begin its business meeting. The agenda includes approval of minutes and financial reports, final approval of the budget for 2017, engagement of the accounting firm for annual compilation of fiscal year 2016, and approval of new contract with Premier Residential Management. There will be final segment to discuss and possibly act on any other new business. Please attend!
The Board of Directors would like to remind our fellow homeowners about the rules and regulations that need to be followed when a homeowner wishes to make improvements to their building or site. The Village of Round Lake has building codes that require building permits for almost any project one can think of. Please see the Building Department’s Webpage for more information on permits.
Before getting a building permit, a Lakewood Orchard homeowner is required to get approval of the Homeowners Association Board for most property improvement projects. Details about project approval are found in our HOA documents on this Webpage: Documents. On this Documents page you’ll also see a link to the Alterations & Additions Application, also known as an ARC form, which must be filled out and sent to our management company for review by the Board acting as the Architectural Review Committee (ARC). The ARC will review the application and either approve it or disapprove it according to the HOA regulations. The vast majority of the time the ARC grants approval; the rare times that the ARC disapproves is when the application is in obvious violation of either the HOA regulations or the Village code. The ARC typically turns around an application in a day or two. We urge all homeowners to follow proper procedures before beginning any building or site improvement project. Those homeowners who do not follow code and regulations are subject to fine by both the HOA and the Village.
The annual meeting of the members of the Lakewood Orchard Homeowners Association will take place on Wednesday, May 18, 2016, starting at 7:00 p.m. at the Round Lake Public Works and Police Facility, 741 W. Townline Road, Round Lake, IL 60073. We encourage all homeowners to attend this meeting, since the election of board members is on the agenda and a quorum (22) of homeowners or their proxies must be present for this election to take place. There will also be a homeowners’ forum when those in attendance can voice their concerns and ask questions of the board and management. A regular business meeting of the board of directors will then follow the members meeting; homeowners are welcome to stay and witness the proceedings of the board meeting.
At its meeting of November 18th, the Board of Directors adopted the association’s budget for 2016. Highlights of the budget include, on the revenue side, keeping normal annual assessments flat with no special assessment and, on the expenditure side, continuing to fund the improvements to and maintenance of the ponds and our other common areas. The Board also renewed the contract with Apex Landscaping for another three years. If a resident should have any question about the budget or the maintenance plans, he or she should contact the Board or Premier Residential Management.
